Second viewings can be nerve wracking and exciting. It’s one step closer to potentially buying your dream property and it’s easy to get caught up in the second viewing whirlwind.
So, what are a few things you can do to create an optimal second viewing? We have a few ideas…
View the property in different light
Try to organise the viewing on a different type or time of day.
Did you do your first viewing on a morning? Try and second view in the afternoon.
Was your first viewing on a cloudy day? Try and arrange the second viewing for a day when the sun is shining.
Viewing the property in a different light is a great way to get a new perspective as the light will hit the property differently at unique types and times of day.
View the property on YOUR terms
Don’t be afraid to voice your viewing preferences to your agent.
If you would prefer to explore the property by yourselves, let your agent and the property owners know. They won’t mind letting you have free roam of the property.
On the other hand, if you would like to be accompanied on your viewing so you can ask questions, this is also perfectly valid.
Bring a tape measure
I suppose this is kinda self-explanatory. Bringing a tape measure to a second viewing is so handy, you’ll be glad to have it on hand!
Questions, questions, questions
This may seem really obvious but it can be something severely overlooked when the excitement of a second viewing comes around the corner.
Take some time the day before to write out a list of queries for your agent or the property owner. They will be thrilled to help you out!
Explore the local area
Take some time to visit the surrounding area and nearby towns. Investigate the local school scene if you are moving here with children and chat to the people that actually live in the town currently.
Test the basics
Test the light switches and check the water pressure, make sure everything is in working order.
Do you get the ‘feeling’?
Buying a house is all about the feeling! Find a moment to take in you surroundings and reflect on whether you can really imagine yourself living here. This could really be the deciding factor.
